Selling a home can be a huge undertaking for any home owner. Think back to when you first bought your home and try not to CRINGE.. This feeling may have been prevented if you took the proper steps before buying. Selling is no different. Preparation is the key to a pain-free-sale.


Establishing a great first impression: nice curb appeal, fresh coat of paint, reduce clutter, etc. can go a long way to help your cause. However, at some point you will be having a Home Inspector give your house the 3rd degree and, take it from us, we look beyond a great first impression - NOTHING gets past us. What is a Pre-listing Inspection?

A Pre-listing Inspection includes everyting that a buyer home inspection includes, but it's specifically designed toward informing you of any defects your house may have, what a home inspector will be looking for, cost estimates, and what repairs should be made to get your house Ready-to-Sell!


At what point should we get a Pre-listing Inspection?

As soon as possible. The more time you have before you list your house, the more time you will have for preparation. You will most likely be busy trying to find and close on a house you're moving into and won't have time to worry about the one you're selling. You will also benefit from the information we give you when looking for another house.


My house looks good... I don't think I need an inspection...

Over the last 15 years and 10,000+ Home Inspections, we've never found a perfect house. There are defects to your house, you just might not be aware of them. The idea is that you want to be prepared so that you can make necessary repairs yourself - on your terms. If you are unable to do the repairs, you will at least know what is wrong with the house - no surprises.


What is an example of a defect?

A defect is categorized in two areas, Major or Marginal. A Major defect needs to be addressed immediately or within 1 year. It's usually a defective component or a safety or health concern. A Marginal defect needs to be addressed within 1 to 3 years and is generally a maintenance related item. Each Major and Marginal defect will be thouroughly explained, photographed, described, and includes an estimated cost of repair. Example Pre-Listing Inspection Report!


When will I get my report?

Immediately. Our reports are completed on-site!


How much does a Pre-listing Inspection cost?
